What does a property & PM hub do for an out-of-state owner?
It puts what your property manager is doing, the repair history and spend for each item, recurring services and property records in one place, so you can check before you approve and answer from your phone when you live in a different state.
Property info lives in emails, spreadsheets, provider sites, and texts from the property manager. When a question comes up, you hunt. That is slower when you are not in the same city as the houses.
What sits in the hub?
A page per property, repair history per item with warranty and total spent, repeat issues like recurring sewage backups, recurring services with overdue flags, PadSplit tenant messages sorted by AI category, door codes, and quick lookups like appliances, HVAC filter sizes, camera apps and the last pest control date. Every open item stays visible until it closes, instead of living in a thread you have to find again.

Does this work if you live in a different state from your properties?
Yes. That is Tanya Zorov's own setup: 2 coliving houses in Jacksonville (13 doors) on PadSplit with a property manager, while she lives in New Jersey. Before she approves a repair, she checks what was fixed before, whether it's under warranty and what she has already spent on it, so she knows whether to repair or replace.
Is this an app you log into?
No. A custom build connects the tools you already use. The hub can live in email, in the chat you already use, or as a simple page in the browser. Investor OS comes in three fixed-price packages. Profit Per Pillow is the self-serve tool if the only gap is true net per room.
